Restaurants and other food service businesses, gas stations with a car wash, laundromats and commercial laundry services are some of the businesses required by local laws to install a grease trap or solid waste interceptor. Any businesses that disposes potentially harmful materials down the sewer are required to install some type of interceptor, because not only is it important for the health and safety of your community, but for the environment as well.
Is there a law for grease traps?
Grease interceptors and grease traps are plumbing accessories that are used to keep grease, oil and fats from entering the sewer system. Grease from a normal household does not pose a significant concern, however, in settings where there is a large amount of oil, grease and fats an interceptor is a necessary source of protection for the sewer. Although the laws pertaining grease interceptors vary from state to state, the majority of governments have guidelines in place regarding the disposal of grease as well as cleaning grease traps, maintenance of interceptors, the size of grease traps and the amount of grease an establishment is allowed to dispose in the waste water system.
Can an ineffective trap cause problems?
Oils, grease and fats can absolutely cause serious problems in the pipes of a sewer system. Grease and oils are made up of animal flesh and fats, so they are extremely difficult to dispose of in a normal method. The grease and oil are not easily broke down and can a long time to fully decompose, which sticks to the walls of sewer pipes, restricts the flow of wastewater and may cause a blockage, which results in the sewer overflowing. A grease interceptor must be in effective working order to allow for the water to drain effectively into the city?s treatment plant. It is estimated that sewers back up about 400,000 times a year in the United States as a result of grease blockage. This not only creates problems in your business, but can seep into the environment causing potential health hazards for not only your community, but surrounding communities as well. Backups and blockage also disrupt the wastewater utility operations as well as increase the requirements for maintenance and costs to the city. For these reasons, almost all municipalities require a commercial kitchen have some type of grease interceptor installed to collect the grease before it enters the sewer system.
How often should a grease interceptor be cleaned?
Cleaning a grease trap is not a job that anyone ever enjoys doing, but it is necessary for maintaining a healthy environment. It is vital to stay current with the maintenance and cleaning of all grease interceptors and traps to prevent potential hazards. The majority of municipalities require grease traps be cleaned and routine maintenance done once each month. However, depending on the size of the trap and the volume of your business, it may be necessary to have more frequent service. As a business owner it is your responsibility to schedule regular cleaning in order to prevent odors, spill outs, blockage and pipe damage. Due to the potential hazards and health risks, grease traps must always be cleaned and maintained by a licensed and professional company that specializes in grease interceptor cleaning and grease disposal.
What happens to the grease once it is cleaned from the trap?
The waste retrieved from interceptors and grease traps is known as brown grease, which is fats, grease, oils and rotted foods solids. The brown grease is pumped out of the interceptors and grease traps by a grease pumping truck. Most of the brown greases end up in a landfill site; however, some newer facilities along with modern technology are starting to allow the brown grease to be recycled, which is often used as a biofuel.

What can we learn from D.C.?s green building law?

It?s no secret that decisions made in Washington, D.C., frequently lead the way for progressive industry regulation overhaul. This time, however, the overhaul only affects the district?s construction market rather than the national industry ? at least for now.
D.C.'s green building law may have ripple effects elsewhere in the U.S.
The district?s Green Building Act of 2006 was a revolutionary piece of legislation that changed the expectations construction professionals in the district must meet. Since its enactment, construction professionals working in Washington, D.C., have been adjusting to more stringent green building regulations that apply to a wider range of projects than ever before.
The GBA didn?t fully go into effect until Jan. 1, 2012, however, and industry stakeholders continued to scrutinize it through December 2011. Before we delve into how the GBA could affect the future of green building across the country, let?s review the history of this controversial law and take a look at its current state.
The GBA requires that all non-residential buildings within the district larger than 50,000 square feet be built to meet LEED certification standards. Before the GBA, various state and local government agencies across the nation had required that certain publicly funded projects be LEED certified. For example, Colorado has required LEED certification on all state buildings since 2005.� However, the GBA extended to include privately funded projects as well.
The U.S. Green Building Council developed Leadership in Energy and Environmental Design (LEED) guidelines as a way to identify practical and measurable green building strategies. LEED guidelines focus on design, construction, operations and maintenance. Developers, owners and construction professionals can submit their projects for LEED certification, which verifies that a building, home or community was designed and built using techniques aimed at achieving high performance in certain areas of human and environmental health.
The most controversial aspect of the GBA was that it originally included a stipulation requiring contractors to purchase a performance bond guaranteeing their intention to comply with LEED. To put it simply, the bond would hold the contractor financially liable for building a structure that met the minimum LEED standards.
Although performance bonds are commonly required for construction projects, both public and private, the ?green performance bond? type required by the GBA simply was not feasible.
Based on the GBA?s initial wording, if a structure failed to meet LEED certification standards, the government could make a claim on the bond to collect money that would be put in a district fund. Construction professionals, surety providers and contract lawyers began discussing how to best handle the new, strange bond requirement. Ultimately, surety providers argued against it.
Because so many parties are involved with any one construction project, surety professionals asserted that the blame could not solely be placed on the lead contractor. As such, they made it clear that the risk associated with such a bond would be far too great for them to back. The state of the GBA remained in limbo for years as rumors and speculation ensued. Finally, less than a month before the GBA was scheduled to go into full effect, the council passed the Green Building Compliance, Technical Corrections, and Clarifications Act of 2012 as an amendment to the GBA.
With the amendment in place, contractors can now choose one of four ways to guarantee that structures will meet LEED certification standards:
? deposit cash in an escrow account (in a financial institution within the district) and name the district on the account
? provide an irrevocable letter of credit from a financial institution authorized to do business in the district
? provide a surety bond secured by the applicant to ensure compliance
? submit a binding pledge that the applicant will fulfill the current LEED standards for commercial and institutional buildings at the certified level within 2 years of receipt of the certificate of occupancy
No matter which option contractors choose, they guarantee that their structures will meet LEED standards. If they fail to do so, they?ll be held accountable for the consequences, financial and otherwise.
When sweeping changes are made to construction standards, a ripple effect frequently follows. Contractors across the country should keep their ears open for discussions about new LEED certification requirements in other areas. As a construction professional, the best way to plan for the future is by learning from the past. Such is the case with the GBA.
Whether you agree or disagree with the GBA, I encourage you to make sure you?re informed of similar changes that could affect your local construction industry. Then, make sure your voice is heard. Those who spoke out against the initial wording of the GBA were successful in arguing their cases.
Knowledge is power; the more informed you are about green building expectations, the better prepared you?ll be to deal with the inevitable changes.

How it Works
The oily and greasy substances will pass through a catching system that is designed to cool the substances off and allow them to solidify. Any water will pass through and go down the drain as usual. The items in the grease trap will need to be disposed of properly and frequently to avoid problems with the system.

In many instances, businesses will have a company come in to perform grease trap maintenance. This includes emptying out the collection bin as well as making sure that the catching system is working appropriately.

Problems to Avoid
Without proper grease trap maintenance being conducted, there are a lot of problems that can arise. These problems are usually expensive, which is why it?s critical to understand how to clean a grease trap properly.
�
When the grease is not being effectively trapped, the oil and grease will solidify into the drains. This can lead to blockages in the drain line as well as back-ups. This can cause health and sanitation issues as well as foul odors.
�
If there is too much FOG (fat, oils, and grease) being deposited into city sewer lines, it can also result in significant fines as a result of breaking city ordinance.

Maintenance Tips
Check on city and state ordinances. Many will dictate how often the grease trap needs to be pumped out. This should be scheduled by a company ahead of time to ensure that it is being done on a regular basis to avoid any kind of unnecessary fines.

Liquid waste can be dealt with appropriately by having the necessary dry powder to help soak it up. Even though it is liquid now, it won?t stay that way for long. Proper training of your maintenance staff can ensure that everyone knows what FOG is and what is considered FOG within your facility. Many times, the issues stem from ignorance on the staff?s part. This is always directly related to the amount of training that they receive.

A bacteria additive can also be used within the collection tank for the FOG. These will reduce the fats, oils and grease levels as well as any other organic waste. It works by breaking down and digesting the waste. The benefit of using an additive is that it can cut down on the amount of pump-outs the collection tank requires, which can greatly reduce costs. These are available in a liquid form as well as a bacteria block.

Avoid letting staff rinse hot water down the drains and into the grease trap because this will prevent the grease from cooling and thus it will be flushed into the drains and into the city sewer lines, where fines will eventually be generated.

Slow draining sinks and odors coming from the drains are often a sign that FOG is lingering and that grease trap maintenance needs to be improved. When you want to learn more about grease trap maintenance, start with city and state ordinances. They will dictate what you can and cannot use as well as how often you need to be emptying your tanks. Additionally, a little training can go a long way with your staff. Once you have your grease trap in place, maintaining it is of the utmost importance ? whether you do it in-house or hire a company to do it for you.
