Single family starts dip and multi family starts surge; 2011 recovery still on track
December single family starts fell from 458,000 to 417,000 but single family permits increased from 417,000 to 440,000. These contrary changes should be interpreted as signaling that the single family market still remains stuck at the cyclical low level. Monthly starts have averaged 455,000 since November 2008. The monthly deviations from this average have been random and offsetting or due to the temporary homebuyer tax credit or to court initiated changes in the flow of defaulted mortgages
